Cap Rate Calculator
Cap rate = NOI ÷ property price. A zero price cannot be calculated.
Calculators
Run the numbers on cap rate, NOI, cash-on-cash return, DSCR, a loan payment, equity, a combined investment view, and a lease-versus-buy comparison. Each tool uses the figures you enter.
Cap rate = NOI ÷ property price. A zero price cannot be calculated.
Effective gross income is scheduled income plus other income, minus vacancy. NOI subtracts operating expenses from that figure.
Cash-on-cash return = annual pre-tax cash flow ÷ total cash invested. Cash invested has to be greater than zero.
DSCR = NOI ÷ annual debt service. Debt service has to be greater than zero.
Monthly payment uses standard amortization. A zero interest rate divides the loan evenly. A term shorter than the amortization leaves a balloon.
Loan amount = price × loan-to-value. Equity is the rest of the price. A lender may require more equity than this illustration.
Cap rate is NOI divided by price. Cash flow subtracts debt service and reserves. Cash-on-cash divides that cash flow by cash invested. DSCR divides NOI by debt service.
The tool adds growing rent on one side and down payment, debt service, and operating costs on the other. Ending value and loan balance are illustrations from the appreciation and amortization you enter.
